I am an investor and Real estate broker in Buffalo New York and I am liquidating my rental properties in Buffalo New York.

All homes are in two bordering neighborhoods in the city of Buffalo . They are called the Kaisertown & Lovejoy neighborhoods. They are very good neighborhoods - very safe - very stable - attracts long term tenants -decent rents but they are still reasonably priced and have low property taxes.

Kaisertown is off Clinton street between Bailey avenue and South Ogden (the West Seneca/Cheektowaga border with Buffalo)
Lovejoy is one neighborhood over off William street between Bailey ave and North Ogden (the Cheektowaga border with Buffalo)
they are accessible from the I-190 past downtown exit at the Clinton exit approximately 10 minutes or less from the Peace Bridge.

I have been in the Real Estate business since 1983 and I am very proficient in the Buffalo market.
I built this package of homes over the past few years and specifically picked these neighborhoods because the neighborhoods are safe but yet relatively inexpensive - Stable long term tenants- and stable market value - Safe quiet area- and rents are not that dissimilar to those rentals in neighborhoods where the prices are double or triple.

The homes are all in good condition and are all fully rented

I have 6 two family homes and 3 one family homes for a total of 15 total units all rented and in good shape- turn key operation..

I also have a few additional handyman special that I haven't got around to fixing and renting which I would let go cheap/

Most of the two family homes have a market value of the high 30s and 40s - I have priced them at $29,900 each most are rented at approx $800 per month
the One family homes are priced between $19,900 and $22,000 market value in mid 20s to low 30s and 1 is rented at $450 and the other 2 are rented $550 each to very long term tenants who pay on time.
